A furnished medium-stay where the occupier has exclusive use for rent is generally a tenancy under the Code of Obligations, so the three-month deposit cap in a blocked account (Art. 257e OR) applies; notice is three months for a self-contained dwelling (Art. 266c OR) but can be as short as two weeks to a one-month period for furnished rooms (Art. 266e OR). New arrivals must register with the local residents' registration office (Einwohnerkontrolle / contrôle des habitants), usually within 14 days, and hold the correct permit. Extended presence and an available home can trigger Swiss tax residency, so occupiers should take independent tax and immigration advice. Subletting requires the provider's consent under Art. 262 OR.

1. Parties and Apartment
This Agreement is between the provider (Anbieter) and either a company (Firmenmieter) or an individual occupier, for a furnished apartment for a medium-stay period. Where exclusive use is granted for rent, the Swiss Code of Obligations (Art. 253 ff. OR) applies.
2. Company-Let or Individual Let
Under a company let, the company is the tenant and names the occupying employee; the company is responsible for the rent and the occupant's compliance. Under an individual let, the occupier is the tenant directly.
3. Term
The stay runs for the stated medium-stay term, either fixed or open-ended. Fixed terms end automatically on the agreed date (Art. 266 OR); open-ended terms are ended on the notice below.
4. All-Inclusive Fee
The monthly fee is all-inclusive, covering rent plus utilities, heating, internet, and the stated cleaning and consumables. Any charge treated as ancillary (Nebenkosten) is identified; a genuinely flat inclusive fee avoids separate year-end reconciliation.
5. Furnishings and Inventory
The apartment is let fully furnished per the attached inventory (Inventarliste). The occupier keeps the furnishings in good order and reports damage promptly; the deposit covers loss or damage beyond normal wear.
6. Deposit
Any deposit is capped at three months' rent and held in a blocked bank account in the tenant's name under Art. 257e OR.
7. Notice
For open-ended lets of a furnished dwelling, statutory notice applies; furnished rooms may carry a shorter two-week notice to a one-month period (Art. 266e OR), while a self-contained dwelling carries the three-month residential notice (Art. 266c OR). The applicable notice is stated in the schedule and given on the required form (Art. 266l OR).
8. Use and Conduct
The apartment is for residential and remote-working use by the named occupant(s) only, with due consideration for neighbours (Art. 257f OR). Business visitors are permitted; commercial reception of the public is not.
