For Hosts

Insurance & Liability

Understand what Airbnb's AirCover covers, what it doesn't, and how both hosts and NRI owners can protect themselves.

Insurance terms change. Always verify coverage details directly with Airbnb and your insurer. This page is for general guidance only.

What Airbnb AirCover covers (and doesn't)

Guest damage to the property structure (up to USD 3 million via AirCover)

Theft of host belongings by guests

Third-party personal injury claims arising from a guest stay

Acts of vandalism by guests

Damage caused by the host (you) or your employees

Pre-existing damage or wear and tear

Cash, jewellery, and collectibles left on the premises

Damage to shared areas of housing societies

Loss of revenue if property becomes uninhabitable

Airbnb AirCover for Hosts

Airbnb provides AirCover to all active hosts at no extra cost. It includes up to USD 3 million in damage protection and USD 1 million in liability insurance per occurrence. However, AirCover only applies during Airbnb-booked stays. If the property is vacant between bookings, or if damage is caused by someone other than a guest, AirCover does not apply. Always read the AirCover terms for the country where your property is located.

Landlord/Owner insurance (NRI perspective)

As the NRI property owner, you should hold a separate landlord insurance policy covering: • Building structure (fire, flood, earthquake, storm) • Loss of rent if the property becomes uninhabitable due to an insured event • Third-party liability for injuries on the property not covered by AirCover Several Indian insurers (HDFC Ergo, ICICI Lombard, Bajaj Allianz) offer NRI property insurance packages. Premiums are typically INR-denominated and can be paid from an NRO account.

Security deposit — your first line of defence

Before handing over keys, require a security deposit from the host — typically 2–3 months' rent. Document the property condition thoroughly (photos + video with timestamps) at the start of the lease. The security deposit is held by the host and returned at the end of the tenancy, minus any deductions for damage. Ensure the right to deduct is clearly stated in your leave-and-licence agreement.

What the host should carry

As an Airbnb operator, the host should independently obtain: • Public liability insurance covering third-party claims from guests • Business interruption insurance (optional but recommended) • A homeowner/renter policy for their own equipment (cameras, routers, furnishings they add) Make it a condition of your sub-lease agreement that the host provides proof of their own insurance coverage before the lease starts.
