Shared housing in Luxembourg is governed by the loi du 21 septembre 2006 (reformed 1 August 2024): two-month deposit cap, mandatory état des lieux, once-a-year indexation, three-month co-tenant / six-month landlord notice. A co-tenant leaving a shared lease early must notify the landlord and co-tenants simultaneously by registered letter with three months' notice and stays liable meanwhile. Where a property is let room-by-room as a collective/furnished dwelling, the operator must respect communal declaration duties, habitability and sanitary standards, and any occupancy limits set by the commune.

Sets quiet hours, cleaning rotas, kitchen and bathroom etiquette, guest/visitor limits, no smoking indoors, and respect for shared equipment. A house-rules annex may be attached and initialled.

8. Collective Dwelling / Shared-Housing Compliance

Where the property is let room-by-room as a collective dwelling, the operator must comply with the applicable communal declaration and habitability/sanitary standards for collective and furnished dwellings, and any maximum-occupancy limits set by the commune.
