Student lettings in Ireland are largely governed by the Residential Tenancies Act 2004 (as amended, including the 2019, 2021 and 2024 Acts), and Student-Specific Accommodation (both tenancies and licences) falls within the remit of the Residential Tenancies Board (RTB). Deposits are capped at one month's rent and combined upfront payments at two months' rent. 'Digs' or Rent-a-Room arrangements where the owner lives in the same dwelling are licences outside the RTB, so security-of-tenure rules do not apply. Minimum physical standards are set by S.I. No. 137/2019.

1. Parties and Property

This Agreement is made between the Landlord/Provider and the Student Tenant(s) named in the signature block, in respect of the room/property at the stated address. Where the property is Student-Specific Accommodation (SSA), the parties acknowledge it falls within the remit of the Residential Tenancies Board (RTB) whether let by tenancy or licence.

2. Term (Academic Year / Semester)

The letting runs for the fixed academic term stated (e.g. 1 September to 31 May) or the semester dates specified. A fixed academic-year term does not remove statutory protections; where the arrangement is a tenancy, security-of-tenure rules under the Residential Tenancies Act 2004 (as amended) may apply once the qualifying period is met.

3. Rent and Payment

Rent is stated per month/semester and is payable in advance on the dates set out. Total upfront payments (deposit plus advance rent) may not exceed the equivalent of two months' rent. Rent increases must follow the notice and Rent Pressure Zone rules where applicable.

4. Security Deposit

The deposit shall not exceed one month's rent. It is held against unpaid rent, damage beyond normal wear, and outstanding bills, and is refundable within a reasonable period after the end of the term. Deposit disputes may be referred to the RTB where the arrangement is within its remit.

5. Guarantor / Co-Signer

The Guarantor named below guarantees payment of rent and performance of the Student Tenant's obligations. The Guarantor's liability is limited to this tenant's share unless joint-and-several liability is expressly accepted. This undertaking continues for the duration of the term and any lawful extension.

6. Joint Tenants (Shared Houses)

Where more than one tenant signs, liability is joint and several unless stated otherwise, meaning each tenant may be responsible for the full rent and for damage to communal areas. Replacement of a departing housemate requires the Landlord's written consent.

7. House Rules and Behaviour

Tenants shall not cause anti-social behaviour, excessive noise (quiet hours apply), or nuisance to neighbours, and shall comply with fire-safety and no-smoking rules. Repeated breaches are grounds for a valid notice of termination under the Act.

8. Vacation Periods

The Student Tenant's obligations, including rent, continue during Christmas/Easter vacation unless a shorter vacation-only or semester licence is agreed in writing. The room may not be sub-let or occupied by others during vacations without consent.
