Airbnb co-hosting in India: what NRI owners need to know
A co-host runs your Airbnb listing for a share of the income while you stay the owner. If you live abroad, one Airbnb payout rule makes it harder than it looks. Here is how co-hosting works, what it costs, and the two alternatives.
Running an Airbnb from another time zone?
Guests message at 2am your time. The geyser fails on a Sunday. Someone has to let the cleaner in between every stay and check the flat before the next guest arrives. From Dubai, London or Toronto, none of that is possible yourself.
A co-host solves the day-to-day work. But you remain the listing owner, so the income, the taxes and the risk of an empty month all stay with you.
What does an Airbnb co-host do?
Listing and pricing
Sets up the listing, writes the description, arranges photos and adjusts nightly rates and availability.
Guests
Answers messages, accepts or declines booking requests, handles check-in and solves problems during the stay.
Turnovers
Organises cleaning, laundry and restocking between stays, and inspects the flat before the next guest.
Upkeep and reviews
Arranges repairs, keeps an eye on reviews and replies to them on your behalf.
How does Airbnb co-hosting work?
You keep the listing in your own Airbnb account and invite co-hosts to it. Airbnb allows up to 10 co-hosts per listing, each with one of three access levels. As the listing owner you are responsible for your co-hosts, and Airbnb reports the full booking amount to you for tax purposes.
| Access level | What the co-host can do |
|---|---|
| Full access | Manage the listing, calendar and pricing, accept or decline trips, message guests, and receive co-host payouts |
| Calendar and messaging | Message guests and view the calendar, but not change the listing or pricing |
| Calendar only | View the calendar |

Can an NRI owner pay a co-host through Airbnb?
Usually not. Airbnb lets a listing owner share payouts with a co-host automatically, but for India it sets two limits: payouts can be shared with only one co-host per listing, and the host and co-host must have the same country of residence.
So an owner living in Dubai cannot have Airbnb split each payout with a co-host living in Bangalore. The whole payout reaches you, and you pay the co-host yourself, across borders, every month. Airbnb's Co-Host Network, the directory for finding vetted co-hosts, is also not available in India, so you find and vet the co-host yourself.
- The full booking income is reported to you as the listing owner, so the tax filing and TDS questions stay with you.
- Paying the co-host from abroad means invoices, transfers and records for every month.
- If the co-host stops working, the listing, the reviews and the bookings stay with you, which is good, but so does the next empty month.
How much does an Airbnb co-host cost?
There is no Airbnb rate. Owner and co-host agree it between themselves, and Airbnb's payout options are a cleaning fee, a cleaning fee plus a percentage, a percentage of each booking, or a fixed amount per booking. Industry guides commonly quote 10% to 30% of booking revenue, with around 20% typical.
The co-host's percentage is worked out on your payout after Airbnb's fee. On a month with ₹1,00,000 of bookings, Airbnb's 15.5% fee plus GST takes ₹18,290, leaving ₹81,710. A 20% co-host takes ₹16,342, and you keep ₹65,368 before cleaning, utilities, society charges and tax.
Co-hosting vs sub-leasing vs guaranteed rent
Co-hosting is one of three ways an owner abroad can put a flat on Airbnb. The difference is who carries the risk of an empty month.
| Model | What you earn | Who carries an empty month | Your involvement |
|---|---|---|---|
| Co-host | Booking income minus Airbnb's fee and the co-host's share | You | Pay the co-host, cover costs, handle tax |
| Sub-lease to an Airbnb host | Fixed monthly rent from the host | The host | Choose the host and sign an 11-month leave and licence |
| HostyourBnB guaranteed rent | Fixed rent on the 1st of every month, to your NRO account | HostyourBnB | Sign one agreement; we run everything |
| HostyourBnB revenue share | 75% of net booking revenue | Shared | None day to day |
How is HostyourBnB different from hiring a co-host?
No payout to split
With guaranteed rent we pay you a fixed amount, so the country-of-residence rule on co-host payouts does not apply.
Rent arrives even in an empty month
Guaranteed rent is paid on the 1st whatever the occupancy. With a co-host, a slow month is your loss.
TDS and paperwork handled
We deduct TDS on rent paid to you (Section 195, now Section 393 of the Income-tax Act, 2025) and issue the quarterly TDS certificate, so your Indian tax filing has the documents it needs.
Or choose your own host
List the flat free and let professional Airbnb hosts apply to sub-lease it. You pick who runs it.
How does it work?
- Step 1
Pick the model
Co-host if you want the full upside and can manage payments; sub-lease or guaranteed rent if you want fixed income.
- Step 2
Get a proposal or list
Request a guaranteed rent proposal, or list the flat free for Airbnb hosts to apply.
- Step 3
Sign and hand over
One registered 11-month leave and licence and a signed inventory, then the flat goes live on Airbnb.

Frequently asked questions
What does an Airbnb co-host do?
A co-host manages an Airbnb listing for the owner: listing setup and pricing, guest messages and booking requests, check-in, cleaning between stays, repairs and reviews. The owner keeps the listing and the income, and pays the co-host an agreed share.
How much does an Airbnb co-host charge in India?
Airbnb does not set a rate. Owners and co-hosts agree it themselves, and industry guides commonly quote 10% to 30% of booking revenue, around 20% being typical. It can also be a fixed amount per booking or the cleaning fee plus a percentage.
Can I share Airbnb payouts with a co-host if I live abroad?
Not if your co-host lives in India. For India, Airbnb only allows payout sharing with one co-host per listing, and the host and co-host must have the same country of residence. An NRI owner living abroad has to pay an India-based co-host outside Airbnb.
Is the Airbnb Co-Host Network available in India?
No. Airbnb's Co-Host Network, its directory of vetted co-hosts, currently covers Australia, Brazil, Canada, France, Germany, Italy, Japan, Mexico, Puerto Rico, South Korea, Spain, the UK and the US. In India you can still add co-hosts to a listing, but you find them yourself.
How many co-hosts can an Airbnb listing have?
Up to 10, each with full access, calendar and messaging access, or calendar-only access. Payout sharing in India is limited to one co-host per listing.
Is co-hosting or sub-leasing better for an NRI owner?
Co-hosting keeps the full upside and the full risk: you earn more in busy months and carry the empty ones, and you pay the co-host yourself. Sub-leasing or guaranteed rent gives a fixed monthly income with no vacancy risk, which suits most owners who live abroad.
