For NRIs with Indian property, the choice between short-term Airbnb rental and long-term traditional leasing depends on three factors: location demand, management effort, and tax efficiency.

Airbnb advantages:In tourist cities like Goa, Jaipur, or near Mumbai's business districts, nightly rates of ₹4,000–8,000 can produce 2–3× the income of a traditional lease. Since NRIs can't manage bookings remotely, sub-leasing to a professional Airbnb host (who pays you a fixed monthly rent) captures this upside without the hassle.

Traditional rent advantages: Predictable income, no turnover costs, lower management complexity. For properties in areas with low tourist demand, stable long-term tenants often produce better risk-adjusted returns.

The NRI tax reality: Both income types attract 31.2% TDS under Section 195. However, India has DTAA (Double Tax Avoidance Agreements) with the US, UK, UAE, Canada, and Singapore.
