Why do I need a handover checklist if I have a signed lease?

A lease covers rights and obligations but doesn't document the property's condition at handover. Without a signed checklist and photo evidence, it's your word against the host's when a dispute arises over damage or missing items — especially difficult when you're overseas.

Should I do a video walkthrough?

Absolutely. A video walkthrough uploaded to Google Drive or shared via WhatsApp creates a timestamped record that's much harder to dispute than photographs alone. We recommend dating each file and having both parties acknowledge receipt.

Who should sign the checklist?

Both the NRI owner (or their Power of Attorney representative) and the Airbnb host should sign each page. If you're using a local property manager, they can sign on your behalf with a PoA.
