How Much Does It Cost to Start an Airbnb in India? (2026 Budget)

What it really costs to start an Airbnb in India, in a flat you own and in a rented flat: furnishing, deposit, agreement, registration and the cash you need while bookings build. With a worked Bengaluru budget.

The honest answer depends on one thing: whether you own the flat.

  • In a flat you own, starting an Airbnb costs roughly ₹1.3 lakh to ₹4.1 lakh, almost all of it furnishing.
  • In a rented flat (rental arbitrage), a furnished 2BHK in Bengaluru needs about ₹6.5 lakh before the first booking pays out, because you also fund the deposit, the first month's rent and a cash buffer.

Here is where those numbers come from, and which parts you get back.

The short answer, by scenario

Flat you ownRented flat (arbitrage)
Furnishing₹1.2 lakh to ₹4 lakh₹4 lakh
Security deposit—₹1.2 lakh (refundable)
First month's rent—₹40,000
Agreement and registrationOnly if your state requires homestay registrationStamp duty and registration on the leave and licence
Cash buffer for 2 slow months₹12,000 (utilities)₹92,000 (rent and utilities)
Total to start₹1.3 lakh to ₹4.1 lakhAbout ₹6.5 lakh

The rented-flat column uses a Bengaluru 2BHK at ₹40,000 a month rent and ₹6,000 utilities, the same assumptions as our Airbnb host fees calculator. Your city and flat will differ, so treat these as a template, not a quote.

Furnishing: the biggest cost either way

Furnishing decides your nightly rate, so it is the line you should cut last.

  • Basic setup, about ₹1.2 lakh. Airbtics, which tracks Indian Airbnb listings, puts the average cost of furnishing a listing at roughly ₹1.18 lakh: ₹43,399 per bedroom, ₹51,745 for the living room, plus smaller items (2023–24 data). That buys beds, seating, linen and kitchen basics.
  • Hotel standard for a 2BHK, about ₹4 lakh. To earn the nightly rates metro guests compare you against — good mattresses, quality linen, a proper workspace, reliable Wi-Fi, smart lock, photography — budget around ₹4 lakh. This is the figure behind our city-by-city arbitrage numbers.

If you are furnishing on a budget, spend in the order that moves reviews: mattress and linen first, then the bathroom and hot water, then Wi-Fi, then the rest. Our room-by-room furnishing guide walks through the sequence.

The costs only renters pay

If you are renting the flat to run on Airbnb, three more lines appear.

Security deposit. In the landlord pitch we recommend, the operator offers three months' rent, here ₹1.2 lakh. Deposits vary a lot by city: Bengaluru landlords have traditionally asked for much larger deposits, while the Model Tenancy Act caps residential deposits at two months' rent in states that have adopted it. The deposit comes back at the end, but it is cash you cannot use in the meantime.

First month's rent. Rent is due from day one, before your listing has a single review. Budget it as a start-up cost.

The leave and licence agreement. Register it even where registration is optional — an unregistered agreement is hard to enforce, and you are the one with ₹4 lakh of furniture in someone else's flat. Costs depend on the state:

  • Maharashtra requires registration of every leave and licence agreement, with stamp duty of about 0.25% of the total rent plus the deposit. For 11 months at ₹40,000 and a ₹1.2 lakh deposit that is about ₹1,400, plus the registration fee.
  • Karnataka typically applies a nominal fixed stamp duty of around ₹500 for agreements of up to 11 months.

The owner's written permission for paying guests, and your society's NOC, cost little but matter more than anything on this page. Our compliance checklist covers what each one needs.

Registration and compliance costs

These apply whether you own or rent, and they vary by state and city, so check locally before you list.

  • State tourism or homestay registration where your state runs a scheme. Goa enforces this most strictly.
  • Shops and Establishments registration in Maharashtra, where short-stay accommodation is treated as a commercial activity.
  • Guest police verification, required in most metros, is a process more than a fee — build it into check-in.
  • GST registration is only required once turnover crosses ₹20 lakh in most states (₹10 lakh in special-category states). Below that, Airbnb generally collects GST on the booking itself.

None of these is large next to furnishing, but skipping one can stop a listing mid-season.

The cash you need while bookings build

A new listing has no reviews, so the first weeks are slow and you discount to get the first bookings. Keep enough cash to cover two months of fixed costs without any income:

  • In a flat you own, that is mainly utilities: about ₹12,000 for two months in Bengaluru.
  • In a rented flat, it is rent plus utilities: about ₹92,000.

Remember that Airbnb's single host fee of 15.5% plus 18% GST takes about 18.3% of every booking before you see it. Model your income on payouts, not on the nightly rate. The host fees calculator does this for you.

How long until you earn it back

The deposit comes back when the agreement ends. The furnishing has to be earned back from profit — and in a rented flat, that depends on beating your city's average occupancy.

The average 2-bedroom Airbnb in Bengaluru books about 34% of its open nights at ₹4,023 a night (AirROI, Oct 2025–Sep 2026). At that level a rented Bengaluru 2BHK grosses about ₹41,000 a month, which after Airbnb's fee does not cover ₹46,000 of rent and utilities: at average occupancy there is no profit to pay the furnishing back from. Break-even is about 47% occupancy, roughly 14 booked nights a month. Every night above that is what repays the ₹4 lakh.

That is why the renewal terms matter as much as the rent when you negotiate: you need several years in the flat, not one 11-month agreement, to earn the furniture back. Our city-by-city arbitrage numbers show where the average listing does and does not cover a market rent.

In a flat you own, there is no rent to cover, so the same furnishing pays back far faster and the furniture stays yours.

Five ways to start for less

  1. Start with a one-bedroom. Lower rent, lower deposit and roughly half the furnishing.
  2. Look for a flat the owner has already furnished, and agree in writing who replaces what.
  3. Ask the owner to share the furnishing cost in exchange for a longer term or a higher rent. Furniture that stays with the flat is an upgrade to their asset.
  4. Furnish in stages. Mattress, linen, bathroom and Wi-Fi first; décor after the first reviews.
  5. Start from owner consent. On HostyourBnB, owners list flats specifically for Airbnb hosts to sub-lease, so you are not spending weeks pitching owners who will say no.
